1.3 How We Work

  • We operate as a professional services coordinator.
  • We may engage qualified specialist contractors for technical services.
  • All contractors must meet our selection criteria, including:

    • Industry accreditations
    • Valid insurance
    • Minimum experience requirements
  • We ensure quality assurance and overall service coordination.

1.4 Service-Specific Requirements

1.4.1 Legionella Risk Assessments
  • Conducted per ACOP L8 guidelines.
  • Assessors hold relevant water hygiene qualifications.
  • Reports include system assessment and recommendations.
1.4.2 Asbestos Management Surveys
  • Management surveys only (no sampling/testing).
  • Conducted per HSG264.
  • Surveyors hold industry-recognized accreditations.
1.4.3 Fire Risk Assessments
  • Conducted per PAS 79-1:2020.
  • Compliant with Regulatory Reform (Fire Safety) Order 2005.
  • Assessors hold industry-recognized accreditations.
1.4.4 Energy Performance Certificates (EPCs) and SAP
  • EPCs comply with Energy Performance of Buildings (England and Wales) Regulations 2012.
  • SAP calculations follow Building Regulations (Part L) and government-approved SAP methodology.
1.4.5 PAT Testing
  • Conducted per The Electricity at Work Regulations 1989.
  • Includes visual inspection and electrical testing of portable appliances.

  • Professionally measured and drafted for property marketing, compliance, and planning applications.

1.4.7 Building Performance & Regulatory Testing
  • 1.4.7.1 Air Pressure Testing (Part L): Conducted with UKAS-calibrated equipment to assess air permeability.
  • 1.4.7.2 Water Efficiency Calculations (Part G): Assess compliance with legal water usage thresholds.
  • 1.4.7.3 Ventilation Testing (Part F): Measures airflow rates for mechanical/natural ventilation systems.
  • 1.4.7.4 SBEM Calculations (Part L): Ensures energy efficiency compliance for non-domestic buildings.
  • 1.4.7.5 Energy Statements (Part L): Required for planning applications to demonstrate energy efficiency.

1.5 Our Commitment

1.6 Fees and Payment

  • Fees are exclusive of VAT unless stated otherwise.
  • Full or partial upfront payment may be required.
  • Full payment is required before releasing reports unless otherwise agreed.
  • Documentation may be withheld until payment is received.

1.7 Cancellation Terms

  • 24-hour notice is required for cancellations.
  • Late cancellations may be charged at the full rate.

1.8 Client Responsibilities

Clients must provide necessary access, information, and cooperation to complete services.

1.9 Liability and Protection

  • We maintain appropriate insurance.
  • Liability is limited to the service fee paid.

1.10 Reports and Technical Content

  • Reports are owned by the assessing entity.
  • Technical queries should be directed to the specialist contractor.

1.11 Implementation of Recommendations

Clients are responsible for acting on report findings and maintaining compliance.

1.12 Data Protection

We process data per GDPR and UK data protection laws.

1.13 Legal Framework

Our services are governed by the laws of England and Wales.

1.14 Regulatory Compliance

  • Our services comply with UK regulations and industry standards.
  • We stay updated on regulatory changes, but ultimate compliance responsibility lies with the Client.
